  • Our local surveyors provide you with their professional opinions regarding defects and providing general advice to the internal/external parts of the property, any outside areas and outbuildings. This report includes a visual inspection of the services, e.g. electrics, heating and plumbing.

    This type of survey is ideal for when buying a conventional house, flat or bungalow of a standard construction.

    The report will comment on different elements of the property and give a traffic light rating of how immediate the issue is.

    • Red Condition rating 3 - defects which need immediate attention, needing replacement or urgent repair.

    • Amber Condition rating 2 - defects which are present, but not needing urgent repair and may need repair in the near future.

    • Green Condition rating 1 - no repair necessary at present.

  • Our most popular survey! A more in depth technical report than the level 2 survey, providing you with more property details, noting defects to the property and information about the surrounding area with expert advice on repairs and guidance from the expertise of our local surveyor.

    This report is usually performed on older properties built before 1930 and/or properties of poor condition. These surveys can be performed on listed properties and structures of a more complex design.

    This report includes a visual inspection of the services, e.g. electrics, heating and plumbing. External parts of the property and internal parts, which includes any basements, roof spaces and outbuildings.

    The report will comment on different elements of the property and give a traffic light rating of how immediate the issue is.

    • Red Condition rating 3 - defects which need immediate attention, needing replacement or urgent repair.

    • Amber Condition rating 2 - defects which are present, but not needing urgent repair and may need repair in the near future.
